The owners of the place have mandated us to carry out a complete transformation of their basement ever renovated, where a vague odor of mold and humidity hovered. We have deployed our team for five months of meticulous work, starting with the 'undressing' of the framework of all its coatings. That's where we got to the heart of the problem, water infiltration. Once the source was drained, we were able to focus on reconstruction and remodeling. The end result met our expectations and those of the inhabitants. The sanitized premises were carefully decorated by our designer Marie-Ève ​​Brossard who aligned with the needs and complementary personalities of the occupants.

From the outset, we had to face the important problem of this basement that needed love. As we are never afraid to get to the bottom of things, we investigated. The humidity and the mold were felt and we knew that it was possible to cope with it with rigor and determination. A first step of demolition was carried out without hesitation to allow us to reach the skeleton by removing all the coatings. We then sealed the structure. The problem of water infiltration appeared to us on a stormy night, when the neighbor's gutter began to trickle down to us. This happy chance allowed us to focus precisely on the substance of the problem and to close the gap. We have finalized the work by urethane sprayed on a plastic membrane on all the perimeter of the external walls of the basement. Then came the reconstruction of the walls and floors on this foundation completely cleaned and clean.

Redevelopment

The choice of materials has encouraged continuity, from one room to another and the whole reflects the Scandinavian origins of the owner of the premises. To make him feel even more at home, we built a sauna with imported Scandinavian wood. To visually integrate this important element into the bathroom, the imitation wood ceramic creates a discreet reminder that perfectly combines the sauna door with the whole. In the rest of the project, we noticed a brick wall that we kept from the original structure and that we cleaned and then sealed before painting. It answers in a fluid way to the ceramics of the kitchen whose lines recall those of the brick, in more discreet. The engineered wooden floors continue up the steps of the staircase with central stringer which allows the gaze to run without being braked by a massive block.

Our mandate consisted of developing a minimalist design and functional spaces, which enshrined the superb view overlooking the river and the city of Montreal. This project is the renovation of a house of which the 3,500 square feet are spread over two floors and a basement. The dwelling itself needed to be restored to its original state as a noble house and a great respect had to be witnessed at the origins of the place. It is therefore a project of renovation and remodeling upscale whose result had to be impeccable.

From the renovation of the four luxurious bathrooms, to the restoration of the magnificent old solarium, to the integration of a laundry room, insulation of the basement and all remodeled rooms. In addition to the development and remodeling operations, we had to undertake substantive work such as: breaking the basement concrete, which had been poured on clay, re-plumbing underground, and drainage . We obviously chose to keep all the woodwork, but they were completely restored, from the stairs to the solarium. It is really a large-scale work whose design was designed by designer Alain Courchesne.

The owner of this magnificent home, located on the golf course, have given us the mandate to build them a terrace overlooking the pool and Ipe wooden wall.

Ipe is an exotic wood present exclusively in South America and Central America, it is also called green ebony. This is one of the exotic wood more stable and dense in the world with a very fine grain that is highly resistant to moisture and external aggressions (fungi, termites ...). This wood can be installed with hidden fasteners without risk of deformation in time. Ipe is prized for making wooden terraces, but it is also used for the construction of infrastructure in challenging environments such as ports and areas with high hydrometric and climatic variations.

We have met the challenges of building a solid wall that can support the strong winds and a terrace with no visible screws.

It is in a family triplex we realized this two bathrooms restoration project on two different floors. The building located on the Plateau in Montreal is inhabited by Ms. Collin's mother, on the ground floor, while his daughter is found on the first floor and the 2nd son. In addition, the project included several other works on all floors. We chose to present the bathroom on the top floor.

This was an area whose past management did not meet the specific needs of our client. From the outset, he shared his desire for a revamped design and a new configuration where he would find a rather large glass shower and a large and comfortable bath, he wanted independent of the shower. The first challenge identified was that of space up for grabs. It was necessary to expand inside the cramped bathroom and we have used creativity. Each quarter inch gained was invaluable.

In detail

 

To keep the spirit of place and optimize space savings, we decided to install bath and shower alongside the back of the room. The newly re-enamelled legs bath was thus placed directly within the glass shower.

Without drain to serve the corner bath, we had to be resourceful to overcome them. The bathroom drain was also relocated a few precious inches. For an extra touch of refinement and easier maintenance, we installed a glass panel treated in the shower.

With this huge project, we found ourselves in a large apartment in the city center, located in a building and a very popular area on Avenue Des Pins, Peel corner, right on the mountain. The owners wanted a condo reclaim abandoned last year. Everything had to be rebuilt, places urgently needed care.

Customers were able to imagine a chic and stylish space despite the plaster ceilings and the old bathroom with folkloric colors 60s Beyond the kitchen worthy of a museum the new owners recognized the potential of the environment.

Challenges

 

The challenges are as much as logistics constraints related to the building and its location. Parking problems, difficulty climbing materials and other issues were added to structural puzzles. For example, poorly lit, the bathrooms were not welcoming nor comfortable. Given the concrete structure of the building, no drain could not be relocated. The floor also undulated concrete lot and was not level.

Since no drain is served the future location of the bath, the main innovation has been to place it on a small base and a preferred coating same for all floors. A large ceramic shower was custom made. The ceramic wall chosen for its glossy effect, light reflects and contributes to the impression of openness. In addition, fittings, furnishings and accessories were carefully selected: a classic look that fits very well with the rest of the premises. The few plots come mosaics give a touch of richness. In the kitchen, all the tile work was redone. The floor was leveled and rebuilt in full.

Remodeling


The main element of this remodeling has been to solve all the problems of this apartment: air conditioning had to be repaired, all the moldings were replaced summers, one of the rooms was converted into a studio and all its walls and surfaces were covered upholstery or carpet. An engineered wood floor was installed and all room doors have summers replaced by glass doors.

The metal door frames summers have kept and we machined the doors so that they fit together well within existing frameworks. Recessed lights using LED technology was also built into the ceiling of the bathrooms to allow our customers to enjoy a better quality of lighting.

Our client had to heart to create an open area combining the kitchen, dining room and solarium. She wanted to free the bulkhead cabinets, imagined a larger window in the kitchen and wanted to eliminate the wall between the solarium and the dining room. Structure

 

The main challenge was the total reconfiguration of space. It was necessary to remove virtually all existing divisions to obtain type area "loft". The walls dividing the kitchen and the solarium as well as the outside wall have therefore been removed or altered. In order to release the light, the second challenge was to remove the old perimeter wall of the house and replace it with a completely embedded steel beam in the kitchen ceiling.

Roof trusses then resting on the steel beam, there was no obstacle for clarity. Then, as ceramics entrance floor was laid over the old, remove the two layers of tile and subfloor helped us down the floor to a comfortable level. With high ceilings, this compartmentalization of space afforded an environment where energy flows freely. 

Design

 

The team took advantage of the open space where the kitchen and the solarium together are flooded with natural light. In the kitchen, our client wanted the organization of space is an impeccable aesthetic and optimum practicality. It is in this light that the design was made; coffee corner dining area via all the specific arrangements. The kitchen is separated from the dining area by an island with cupboards where the fridge is integrated and led the hood was relocated.

Research and selection of materials optimizing the beauty of the places were paramount. The quartz countertop backsplash is the agency that is the same color and lower cabinets are united in the same hue. A new moldings for the entire ground floor was repainted and whose floor has been completely sanded and varnished.

 

 

 

For the sake of fluidity, a successful marriage was conducted by the team between the floors of the kitchen and solarium. We note in conclusion that the lighting that enhances the whole is LED and low power consumption. Here is a well-finished version of a more welcoming environment, friendly, comfortable and very alive. It is with pride that we share these results. In the end, the client got exactly what she wanted: an airy style, functional and fun while enjoying now a beautifully organized environment.

In addition to using VOC-free paint, we use FSC certified timbers. The Forest Stewardship Council (FSC) is an environmental label overseeing the production of wood in a sustainable forest management objective.

For laying ceramic tiles, we always use MAPEI products that are LEED for flooring installation industry. On this project, the installation of aluminum windows was preferred, since they are more durable and less toxic to produce than PVC windows. It was the most environmentally friendly choice.

Our customers have purchased a building with contemporary, modern lines built in the late 80s on the slopes of Mont Saint-Bruno. Consists of a generous windows and a beautiful solarium that house is now a haven where one can enjoy nature in all seasons, indoors and outdoors.

The process

On this path we have accompanied them. They then opted for a furniture with pure and natural lines. The strategy: to remove all gilt and colored marble thereby eliminating flashy aspects.

The bathroom

In the bathroom, a huge hot tub embedded in a large podium pink marble tile has been removed. A new bathroom has emerged. We designed a shower of about 35 square feet designed by our client. A wonderful freestanding bath now stands almost in the center of the room. Our client has chosen to draw itself the vanity, a unique piece that gives its character to the bathroom.

The master suite

Some 700 square feet of floor heating has been installed in the master suite. A problem showed up: the upstairs floor was not level and jumped under our feet. Without the solidification structure, a flexible coating such as cork, linoleum or carpet would have been necessary, but these options were not suitable for our clients.

Elsewhere in the house, the green marble that was everywhere was removed and replaced by porcelain. All lighting fixtures were replaced with exclusive designs. Finally, all the moldings were removed and the house completely repointe. Finally, the beauty of a place depends very much on the harmony that emerges.

This balance is possible thanks to the cohesion between the realization (construction and renovation) and interior design that is precisely our fields of expertise. Challenges

 

We met some technical challenges whose first presented himself as a door-carriage along the building on the ground floor, ceramic floors became icy in the winter. Since these floors are, moreover, covered with white ceramic tiles and black checkerboard installed, we recommended the owner to replace the ceramic coating by a hardwood coating that transmit less cold. All the ceramic has been removed on the entire floor. He also had to remove the second layer of plywood cons, who was glued and screwed to the first. A job that required a lot of attention to detail.

Another challenge was waiting for laying tiles on the backsplash walls of the kitchen and on the dining room wall. We found that the walls were bent to the point where it was impossible to ask the chosen tiles without "Glaiser" all the walls. We had to remove all the tiles and seals our shooter went twice to smooth the surface and fill the hollows, so that all the tiles are flat on the wall.

The importance of details


This project brings together a host of details that we love both the design side, that of architecture. Concealed decorative hood behind cabinets, induction cooking plate, the choice of wood flooring which are very soft and delicate and kitchen cabinets, which are always white, but the preferred lacquer brings a particularly beautiful light effect.
